loans for real estate investors
Empower Funding lends private funds to investors who are acquiring or own real estate with at least 25% equity (75% LTV). We will lend from $25k – $1M towards the acquisition and improvements on the property. We lend primarily in a first mortgage position.
auction lending
Unlike most hard money lenders, Empower Funding lends to investors on the courthouse steps. In counties where Empower Real Estate provides foreclosure data, we lend to investors to make purchases at the local real estate auction. Investors can also work with the Empower Real Estate investor network and use Empower’s ForeclosureHub to make huge profits at the auction.
loan terms
Loan terms are dependent on the borrower(s) and the property. Origination points range from 2-6% of the loan amount. Most loans require interest only payments, with interest rates from 8-15%. All loans are short term, from 6-12 months.
approval requirements
We take into consideration the value and condition of the property. We also take into consideration the investment plan, creditworthiness, income, assets and experience of the borrower(s).
